Welcome to Off Campus Housing (“we,” “us,” “our”). By accessing or using our platform, you agree to these Terms of Use. If you do not agree, you may not use the service.
Our platform is designed to help students and property listers connect through respectful, and student-friendly housing listings in West Palm Beach.
1. Platform Purpose
Off Campus Housing is a listing and communication platform that helps students find housing and allows property owners or renters to post available spaces.
We are not a landlord, real estate broker, or leasing agent. We do not own, inspect, or manage any properties listed on the platform.
2. Eligibility
You must be at least 18 years old to use this platform.
By using the platform, you confirm that:
- You are legally able to enter into binding agreements
- All information you provide is accurate and truthful
3. Non-Discrimination Policy
We are committed to fostering an inclusive and fair housing environment.
Users agree that they will NOT discriminate against any individual or group based on:
- Race or ethnicity
- National origin or immigration status
- Religion or belief system
- Gender, gender identity, or gender expression
- Sexual orientation
- Disability or medical condition
- Marital or family status
- Age (except legal housing requirements)
- Source of income (where legally applicable)
- Any other characteristic protected under applicable fair housing laws
Listings and communications that violate this policy may be removed immediately.
We reserve the right to suspend or permanently remove accounts that engage in discriminatory behavior.
4. User Conduct
You agree to use the platform respectfully and lawfully. You may NOT:
- Post false, misleading, or fraudulent listings
- Use the platform for spam or unsolicited advertising
- Harass, threaten, or abuse other users
- Attempt to impersonate another person or entity
- Collect or misuse user data
- Circumvent safety features or verification systems
- Post content that is offensive, discriminatory, or harmful
We reserve the right, but not the obligation, to remove content or restrict access at our sole discretion.
5. Listings and Accuracy
Users who post listings are responsible for ensuring that:
- All information is accurate and up to date
- They have legal authority to rent or advertise the property
- Photos and descriptions are truthful
- Pricing and availability are correctly stated
Users are responsible for complying with all applicable housing, rental, privacy, and consumer protection laws.
Listings, profiles, and communications on the platform do not constitute endorsements, guarantees, or recommendations by Off Campus Housing
We do not guarantee the accuracy, legality, or quality of any listing.
6. Communication and Safety
The platform provides communication tools to help users connect. However:
- We are not responsible for user-to-user interactions
- We do not independently verify all users, listings, property ownership, or representations made on the platform.
- We are not responsible for agreements, leases, or transactions between users
Users are strongly encouraged to:
- Verify listings independently
- Avoid sharing sensitive financial or personal information
- Meet in safe, public settings when applicable
- Review leases carefully before signing
7. Scam Prevention & Enforcement
To protect users, we may:
- We may review, moderate, or investigate listings, accounts, or communications for suspected fraud, abuse, or policy violations.
- Remove suspicious or misleading content
- Suspend accounts involved in scam-like behavior
- Implement verification tools where necessary
However, we cannot guarantee the complete prevention of scams, and users remain responsible for their own due diligence.
8. No Guarantee of Housing Outcomes
We do not guarantee:
- That users will find housing
- That listings are available or accurate
- That communications will result in agreements
- That any rental outcome will meet expectations
All decisions are made at the user’s discretion and risk.
9. Intellectual Property
All platform branding, design, and original content are owned by Off Campus Housing unless otherwise stated.
Users may not:
- Copy or reproduce platform content without permission
- Scrape or extract listings for external use
- Misuse branding or identity of the platform
By submitting content to the platform, users grant Off Campus Housing a non-exclusive, worldwide, royalty-free license to display, reproduce, and distribute such content for platform operations and promotional purposes.
10. Limitation of Liability
To the fullest extent permitted by law:
Off Campus Housing is not liable for:
- User actions or communications
- Disputes between renters and property listers
- Property conditions or rental agreements
- Losses, damages, or issues arising from platform use
The platform is provided “as is” and “as available” without warranties of any kind, express or implied.
Use of the platform is at your own risk.
11. Account Termination
We reserve the right to suspend or terminate access to the platform at any time if:
- These Terms are violated
- Fraud, abuse, or unsafe behavior is detected
- Required by law or to protect users
12. Changes to Terms
We may update these Terms from time to time. Continued use of the platform after updates constitutes acceptance of the revised Terms.
12.5 Governing Law
These Terms shall be governed by and interpreted in accordance with the laws of the State of Florida, without regard to conflict of law principles.
Any disputes arising from or relating to the use of the platform shall be resolved in the courts located in Palm Beach County, Florida, to the extent permitted by law.
